THE STORY BEHIND ALL TROPIC

A South Florida practice built to answer to you.

All Tropic began in 1980, originally focused on termite inspections and control. I began performing home inspections through All Tropic in 1995, and the work has stayed personal ever since. A home or commercial property inspection is a consequential moment for the people relying on it. My job is to look carefully, explain plainly, and give clients useful context for the decision in front of them.

Over the years, All Tropic has performed more than 9,000 inspections. That experience includes the conditions that matter in South Florida: moisture, storm protection, roofing, pests, older systems, coastal exposure, condos, investment properties, and the practical questions that emerge when a property changes hands. The number matters because it represents repeat exposure to real buildings and real concerns—not a shortcut around careful work.

I perform All Tropic’s inspection work in-house rather than handing clients off to a subcontractor. When you call, schedule, attend an inspection, or have a question about a report, you know who is accountable for the conversation. My background also includes real estate, pest control management, and environmental inspection services, which informs the questions I ask while keeping the inspection focused on the property and your needs.

The All Tropic approach

A CLEARLY INDEPENDENT ROLE

Inspection without a second agenda.

All Tropic does not offer repair or remodeling services, and is not affiliated with contractor or real estate companies. That separation is intentional. We are here to inspect and communicate conditions—not to sell a repair, a renovation, or another transaction.

Clients are encouraged to participate in the inspection when practical. At the conclusion, I review the findings and questions on site. The written report then gives you a record to return to, with labeled photographs and explanations designed to make the next conversation easier—whether it is with a seller, agent, insurer, contractor, or your own household.

WHAT CLIENTS CAN EXPECT

Experience that stays connected to the work.

In-house from start to finish

All Tropic’s inspection work is handled in-house, so the person interpreting the property is connected to the questions that follow.

A broad property background

Experience across real estate, pest control management, and environmental inspection services brings a wider frame of reference to each inspection.

Support beyond the report

Clients receive free lifetime telephone consultation for as long as they own the home All Tropic inspected. A report should be useful on inspection day and later, when a question comes up.

Questions can come later. The phone line stays open.

For as long as you own the home we inspected, you can call for a free telephone consultation about your report or your property.
