Before you call or email

A few details make the conversation more useful.

  • Property basicsShare the property city, type, and approximate size. Include the year built if you know it.
  • Why you need an inspectionLet Marc know whether the inspection relates to buying, selling, insurance documentation, an investment, or another property question.
  • TimingNote any closing date, insurance deadline, preferred dates, or other timing consideration that may affect the appointment.
  • How to reach youInclude your availability and the best callback number so the details can be reviewed directly.

The appointment conversation

Match the inspection to the decision in front of you.

A single-family home purchase, a condominium, a commercial property, and an insurance request can require different services. Describe the property and your goal when you get in touch. Marc can help clarify whether a standard home inspection, 4-point inspection, wind mitigation inspection, environmental service, termite or WDO inspection, or another agreed service is appropriate.

Scope and fees are discussed before the inspection. Fees are scope-dependent and do not change unless the scope changes. Once the needed services and availability have been discussed, the appointment details are confirmed directly with you rather than through an online scheduler.

What to expect at the property

Buyers are encouraged to attend when possible. Marc reviews observed findings onsite at the conclusion of the inspection and can explain maintenance, safety, property-condition, and energy-conservation questions in context.

What follows the inspection

For standard inspections, a typed report with labeled photographs and detailed explanations is emailed the next business day. All Tropic also offers clients free telephone consultation for as long as they own the inspected home.

Common questions

Before requesting an appointment.

I am not sure which service I need. Can I still call?

Yes. Share the property type, city, and reason for the inspection. Marc can discuss the services that may fit your situation before an appointment is confirmed.

How long does an inspection take?

Duration depends on the property and the agreed scope. Ask about expected timing when you discuss the appointment, particularly when a transaction or insurance deadline is involved.

Should I attend the inspection?

Attendance is encouraged for buyers when possible. It provides an opportunity to review observed findings with Marc onsite and ask property-specific questions.

What if I need insurance documents?

Tell Marc which document your insurer or agent requested, such as a 4-point or wind mitigation inspection. The needed service and documentation can be discussed directly before scheduling.
